- Luxury resort brand One&Only will open its second U.S. property in New York’s Hudson Valley in 2028, Dubai-headquartered developer and operator Kerzner International Holdings announced Wednesday.
- Set on the Culinary Institute of America campus in Hyde Park, New York, the wellness-oriented, outdoors-focused property will include 61 cabins, guest rooms and suites, as well as a community of private residences.
- Kerzner’s first One&Only property in the U.S. will open in Big Sky, Montana, in November. The New York resort advances Kerzner and One&Only’s strategic growth in the U.S., per the announcement.

One&Only’s yet-to-be-named Hudson Valley resort is being developed in partnership with the Culinary Institute of America and Florida-based Nolan Reynolds International.
In a statement, Kerzner CEO Philippe Zuber said the resort will offer “meaningful, transformative experiences that are deeply connected to nature, culture and wellbeing.” Those offerings include “immersive one-off experiences” created in partnership with the Culinary Institute of America, according to the release.
NRI CEO and Managing Partner Brent Reynolds echoed the statement, saying that the resort will create “exceptional” experiences “grounded in holistic wellness, immersive learning, and authentic hospitality.”
The resort will also be home to a Longevity Hub by Switzerland-based Clinique La Prairie, offering personalized health and wellness services.
SBE’s The Estate Hotels & Residences has also announced plans to work with Clinique La Prairie as demand for longevity-focused wellness services grows.
One&Only’s Hudson Valley property is a 90-minute drive from New York City and 20 minutes from Rhinebeck, New York. The resort’s architecture and design will nod to Hyde Park’s history and natural environment, and its programming will take advantage of the nearby culinary school, per the announcement.
Guests will be able to tap into the institute’s student-run fine-dining restaurants, enroll in classes and bootcamps and learn from its chefs, the institute’s president, Michiel Bakker, shared.
Kerzner operates 14 other One&Only resorts in Greece, Mexico, Mauritius, Montenegro and more. When it opens this fall, One&Only Moonlight Basin, the brand’s Montana property, will offer direct gondola access to a 5,800-acre ski resort.
In addition to One&Only, Kerzner International operates the Atlantis resort brand, the Rare Finds collection and SIRO hotels.
