- Las Vegas-based developer LaPour Partners and Tuscon, Arizona-based real estate investment firm Holualoa Companies acquired land and secured planning approval for a new 240-key dual-branded AC Hotel by Marriott and Element by Westin in North Phoenix.
- The AC Hotel by Marriott will include 142 guest rooms, while the Element by Westin will offer 98 extended stay rooms. The dual-branded property will encompass some 5,700 square feet of flexible indoor-outdoor meeting space.
- The property will cater to demand and population growth in the North Phoenix market, according to Aroon Chinai, chief investment officer at Holualoa Companies. The investment firm has a similar dual-branded Marriott property underway across town with Texas developer Jackson-Shaw.

The dual-branded hotel will be located within the 100-plus-acre mixed-use CityNorth Master Plan, which is also slated to include more than 2 million square feet of office space, approximately 3,400 multifamily units, retail and dining, according to LaPour.
The hotel’s location, brand and design will “meet the current and future demands of the rapidly growing Loop 101 business corridor,” President Jeff LaPour said in a statement.
“The area is experiencing unprecedented growth with multiple new corporate expansions as well as Mayo Clinic and ASU Biomedical campus,” he added.
Amenities at the property will include a pool, the AC Lounge, an Element Rise breakfast space, outdoor fireplaces, an outdoor barbecue area, marketplaces with grab-and-go options as well as electric vehicle chargers.
Business demand across North Phoenix has been “supercharged” by the new $65 billion Taiwan Semiconductor Manufacturing Company site, Holualoa’s Chinai said in an April statement.
Local hospitality pros told Hotel Dive in July that relocating companies and major infrastructure projects, like the TSMC plant, are driving an influx of people to the Phoenix metro area.
In April, Holualoa teamed with Jackson-Shaw on a 274-key dual-branded AC Hotel by Marriott and Element by Westin in Phoenix’s Norterra neighborhood. That property is slated to open later this year.
The Holualoa-LaPour project, meanwhile, will break ground this summer, with an anticipated completion of January 2027, according to LaPour.
